THE BUILDING

Is there a building warranty?
Ormiston Garden comes with a 10-year building warranty from Stamford Insurance.

Is there a Body Corporate and what is it responsible for?

Yes. The Body Corporate will be responsible for overall management of building with the key responsibilities including:
Financial management and determination of levies pursuant to the Unit Titles Act and Body Corporate rules

  • Building maintenance including cleaning and maintenance of common areas

  • Building Warrant of Fitness

  • Building and Body Corporate insurance

  • Enforcement of Body Corporate rules.

What are the Body Corporate levies and what do they contribute to?
These range between approximately $2,280.95 and $3,468.75 depending on the price of the apartment. Please see the Body Corporate Budget for a full breakdown of expenses.

Does the building have fire protection?

Each apartment features smoke detectors. All apartments egress to the outdoors, with clear exit route signage to compliance requirements.

THE APARTMENTS

What type of internet connection will I get?
Optical fibre is provided to each apartment.

How do I access my apartment?

The apartments are accessible via access-controlled doors from a secure entry on the ground floor. Visitor access is provided through an intercom system, so you can confirm the identity of guests or couriers before allowing access.

Are apartments air-conditioned?

Each apartment has a wall mounted Haier 5.2kw heat pump and air conditioner in the living room. There are also dedicated extractor systems in the kitchen, bathroom and laundry.

Is whiteware included in the apartment?

Each apartment is installed with the following:

  • Oven: SMEG 60cm built-in oven

  • Hob: Inalto 60cm 4 zone electric cooktop

  • Rangehood: Applico 52cm stainless steel powerpack rangehood

  • Dishwasher: SMEG 60cm silver freestanding dishwasher

  • In-sink waste disposal: Applico 1/2HP waste disposer

How is my water supplied and metered?

Mains-pressure cold water is provided to each apartment with individual water metering and isolation valves. Hot water is generated by a 180L Rheem water cylinder in each apartment. 

Can my pet live in my apartment?
Yes, pets are permitted subject to body corporate approval and common sense rules to ensure pets do not interfere with the enjoyment of other apartment owners. Refer to the body corporate rules.

How is waste collected?

A secure waste and recycling area is located between Block A and Block B for residents’ use. Collection will occur regularly via a private contractor.

How many car parks are there?

1 car park for all units.

BUYING
AND SELLING

How much deposit is required to purchase?

A 10% deposit is required to secure your purchase. This will be securely held in the solicitor’s trust account at Carson Legal.

Is Goods and Services Tax (GST) included?

Yes, apartment prices are inclusive of GST.

Can the price of my apartment increase after I have signed the Sale and Purchase Agreement?

No, the price is secured upon signing the agreement.

Can I sell my investment at any time?

Yes, you are free to sell at any time, just as you can with any property. Your apartment will be able to be sold by any real estate agent, subject to the buyer accepting the terms.
